Job Description
The Maintenance Technician is responsible for maintaining the overall condition, safety, and appearance of the property. This role ensures that all common areas, building systems, and residential units are properly maintained while delivering excellent service to tenants and supporting property management operations.
- Maintain common areas, including lawn mowing, raking, weeding, hedge trimming, and seasonal snow removal and salting.
- Clean and inspect common areas in accordance with the maintenance schedule and approved procedures; remove trash and debris as needed.
- Respond to and complete service requests in a timely manner; coordinate with external technical staff for specialized repairs or system modifications when necessary.
- Assist in scheduling, coordinating, and monitoring the work of laborers, vendors, and contractors under the direction of the Property Manager.
- Perform basic to intermediate maintenance and repair tasks, including plumbing, electrical, carpentry, painting, drywall, mechanical systems, and window/door hardware.
- Maintain inventory of tools, equipment, and supplies; place routine orders with approved vendors to ensure adequate stock levels.
- Conduct periodic repainting and repairs of walls, doors, trim, and building exteriors, including vacant units and common areas.
- Move packages, furniture, and equipment as required, utilizing appropriate tools or mechanical aids for heavy or awkward items.
- Participate in an on-call rotation to address after-hours maintenance needs.
- Attend required training sessions, including Fair Housing, HVAC, and building systems.
Responsibilities
- Minimum of 2–3 years of experience in property maintenance, facilities maintenance, or a related field.
- Working knowledge of plumbing, electrical, HVAC, carpentry, and general building systems.
- Ability to perform basic and intermediate repairs across multiple trades with minimal supervision.
- Strong troubleshooting and problem-solving skills..
- Excellent interpersonal and communication skills with a customer-service mindset.
- Ability to work effectively both independently and as part of a team.
- Basic computer skills for completing work orders, reports, and communication.
- Knowledge of Fair Housing regulations and commitment to compliance.
- Ability to lift, carry, push, or pull up to 50–75 pounds.
- Ability to stand, walk, bend, kneel, climb ladders, and work in confined spaces for extended periods.
- Ability to work outdoors in various weather conditions, including heat, cold, and precipitation.
The hourly rate for this position is $$26.00/hour. This range is a good-faith estimate based on factors such as relevant skills, experience, education, training, geographic location and other considerations permitted by law.
