Job Description
- Receive, prioritize, and complete daily work orders for maintenance requests, ensuring timely and high-quality service
- Perform routine and scheduled preventive maintenance on building systems, equipment, and common areas to minimize downtime and extend asset life
- Diagnose and troubleshoot issues involving plumbing systems (leaks, clogs, fixture replacements), electrical components (outlets, switches, lighting, minor wiring), and HVAC systems (filter changes, thermostat checks, basic repairs)
- Conduct unit turns, including preparing units for new occupants by completing repairs, replacing fixtures, painting touch-ups, cleaning, and ensuring all systems are fully operational
- Inspect properties regularly to identify maintenance needs, safety concerns, or code compliance issues and report findings as necessary
- Repair or replace defective parts, components, or systems using proper tools and techniques
- Maintain accurate records of completed work orders, materials used, and time spent on tasks
- Respond promptly to maintenance emergencies and urgent repair requests as needed
- Communicate effectively with supervisors, property managers, and team members regarding job status, delays, or additional repair needs.
Responsibilities
- Minimum 3 years of recent maintenance experience in a multi-trade environment (plumbing, electrical, HVAC preferred)
- Working knowledge of plumbing, electrical, HVAC, and general repair
- Ability to work independently and manage multiple tasks
- Strong attention to detail and problem-solving skills
- Reliable transportation and consistent attendance
The hourly rate for this position is $25 - $30/hour. This range is a good-faith estimate based on factors such as relevant skills, experience, education, training, geographic location and other considerations permitted by law.
